My story started 17 yrs ago when a young couple about to have twins choose me and the cul de sac I belong to as their ideal home to raise their soon to be busy family. A bungalow afforded them more open areas for their twins to play and a much larger basement than most two storeys. The lower level became over the years a well developed and utilized space. I have undergone a few fantastic renovations over the years….

I have had a new roof in the last few years, and some summer time heat relief with an AC unit. A killer fireplace redesign with rugged rock and mantle complemented by new paint that reflects a true rocky mountain charm. In fact this is my family’s favorite room to gather for movies and family time. The most significant renovation was the opening of the kitchen – a wall was removed and a brand new gourmet kitchen was installed. This now allows the family cook (Mom) to prep meals and chill with the kids over the breakfast bar that now holds three kids plus friends! As my family grew two of their kids took bedrooms in the basement and the third main floor bedroom turned into an efficient mudroom. Perfect for laundry, sports bags, backpacks and place to unload and not cause major traffic jams. This room can easily convert back to a bedroom. My family has not moved far away,in fact just a few blocks away. They will miss the cul de sac parties: a communal gathering for kids playing and growing up together and parents enjoying a front yard bevy. I am now looking for a new family to fill my rooms again with laughter and years of enjoyment.

If you’re buying a home, it may be the first time you’ve had the opportunity to work with a REALTOR®. Here’s top 10 list to get the most out of working with a dedicated, professional real estate agent.

1.  Communicate. Take time to respond to e-mails and phone calls.
2. Get pre-approved. Meet with a mortgage broker so you know what you can afford, and secure a great rate.
3. Give time for showings. Agents need time to communicate with other agents to book showings. Also, many properties are tenant occupied and may require 24 hours or more notice.
4. Work with one dedicated REALTOR®. With one focused professional at your side, you can be sure to target your needs with more efficiency.
5. Accept advice from your REALTOR®. Your real estate agent has experience with a wide variety of situations and what it takes to succeed given the circumstances.
6. Pick your professionals ASAP. It’s common to use a lawyer and a property inspector. Pick them before you make a deal. This will take the pressure off you during the transaction.
7. Sign a buyer brokerage agreement. Written buyer service agreements provide the best protection for buyers and their representative.

Edmonton Home Buyers: Are you in the market to buy a home? If so, you Need the Protection of an Exclusive Buyer’s Brokerage Agreement. An important step, so often overlooked by buyers, is to sign an Exclusive Buyer’s Brokerage Agreement (EBBA) with their REALTOR®.

What is an EBBA and why does my REALTOR® want me to sign one?

An EBBA  is an important piece in the home-buying puzzle. It has more to do with protecting you, the buyer,  from any conflict of interest.

Although there are duties owed to both client and customers, the highest duties are owed to clients. REALTORS® work with customers but for clients.

This is a great article for Realtors/Lawyers/Mortgage Brokers and of course Edmonton BUYERS and SELLERS. There is much confusion about this topic. We were fortunate enough to have the opportunity to have Bhavna Chavda from FCT (First Canadian Title) come to our office for one of our team meetings and give us the skinny on Title Insurance. This is what we learned…

 

Title Insurance: what does it mean to you? If you haven’t purchased a  home before, chances are it doesn’t mean much. If you have, Title Insurance may set off some alarms in your head. You’ve probably become convinced that a Real Property Report is the only way to go. But does Title Insurance deserve this bad rep?

Let’s start by defining these two terms.

Real Property Report: A Real Property Report (RPR) provides information such as the location of utility right-of-ways and easements.  It also shows boundary fences, the overhangs of eaves and additional improvements such as swimming pools and hot tubs.  As a seller, you need to make sure that your RPR is up to date and has municipal compliance before selling your property.  Not having this can delay the sale and cause a lot of delay when it comes to transferring title from seller to buyer. Lenders will also need to know about issues with the RPR and make sure they are resolved before lending money on the property.

Title Insurance: Title insurance is an insurance policy that protects you, the home owner, against challenges to the ownership of your home or from problems related to the title to your home. The policy provides coverage against losses due to title defects, even if the defects existed before you purchased your home. A title defect is a problem with the title which prevents free and clear ownership. There are many types of defects such as rights of way, encroachments (from neighbouring properties), unpaid liens, etc.

Are you in the process of trying to sell a home, and is the Real Property Report causing you closing delays? Here’s how a title insurance policy may help you.

Did you know that a title insurance policy:

• is accepted by most lenders in lieu of an up‐to‐date Real Property Report (RPR);
• can provide coverage over known RPR problems and offers protection from loss if the land is unmarketable as a result of defects that would have been revealed by an up‐to‐date RPR;
• provides protection against real estate title fraud and issues such as unpaid liens, title defects, encroachment issues, construction liens, and costs arising from building code violations.

It also provides coverage for purchasers:

• Unmarketablility of the title or land
• Liens, including tax liens; Builder’s liens
• Easements; Work orders; Lack of building permits
• Someone else owning or claiming to own an interest in the property
• Documents not properly signed, sealed or delivered
• Fraud, forgery or incapacity (including post‐policy coverage)
• Defective registration of documents
• Registration gap coverage
• Lack of access; Restrictive covenants
• Encroachments; Neighbour’s encroachments built after purchase
• Adverse matters that would have been disclosed by a local authority search or an up‐to‐date survey

So, if you ever find yourself in a situation where an RPR is too costly or time-consuming to obtain, you can always consider Title Insurance as a viable option.

Edmonton Homestager: Top 10 Projects to Consider Before Listing Your Home…

How To Prepare Your Home For The Market…

“Move-in Ready”… “Turn-Key Condition”… This is what a home Seller and their REALTOR® want to “hear” from potential Buyers when they first list their home for sale.  A home in which no project needs to be completed.

You want to begin to impress the potential Buyer from the “Outside – In”… in other words it starts with curb-appeal.  Having your home attractive from the outside will not only entice the home Buyer, searching on the internet, to want to see more, you are also captivating those who are walking or driving by your property.

The outside of your home is what draws the Buyer in…, once they are inside, its time to really impress…

Below is a list of 10 projects that can and WILL serve to impress any potential home Buyer and their REALTOR®…

1. The Exterior Shell:  A new coat of paint, or replacing the vinyl siding may be needed.  Make sure you choose a neutral color that will appeal to the majority of home buyers.  For a little  jazz,  you could add  a splash of color by re-painting the front door.

2. Energy Efficient:  In order to receive top dollar for your home and to avoid a failed inspection report, now is the time to get these areas of your home in order.  Replace the old furnace and hot water tank, install new energy efficient windows, and have the roof and foundation inspected.

3. Landscape:  Get out there and trim your hedges, maybe you need to hire an arborist for your trees.  ”Greenify” your lawn,  If you have a perennial garden, replace the old mulch with new.  Draw attention to your home at night by adding outdoor lighting.  If a new home, have the fence finished and deck completed with privacy panels.

4. Flooring:  Your home’s floors need to sparkle…  Now’s the time to install hardwood or laminate.  If your unsure of what type of flooring to choose visit a few Show homes for ideas.

5. The Kitchen:  Always an important room in the home…you can give your kitchen a “face lift” by re-finishing or replacing the cupbards, replace the counter tops and plumbing fixtures and last but certainly not the least…replace your appliances.

6. The Bathroom:  Start with the smaller projects like re-caulking, replacing tile grout, repainting the walls and add new plumbing & lighting fixtures all this can make your bathroom look brand new.  For a little more, installing a new vanity with a vessel sink (above counter sink) always adds inspiring designer “vibes”.

7. Lighting & Interior Paint:  A well lit home can accent the best features of each room, however, if there are swag lamps still hanging it’s time for an update.  Play with a little color, paint a couple accent walls in your home.   Canned lighting can be used to highlight any décor and design element (such as your new accent walls).

8. Basement Development:  Having your basement professionally finished adds to the home’s useable square footage.  Finished basement homes sell faster, and will continue to do so.

9. Deep Clean:  Nothing you have done to improve your home will matter if your home is not clean.  This means a THOROUGH clean, this includes the areas in the home that are not normally cleaned on a regular basis…yes, you will have to pull out your appliances.

10. HOME STAGING:  Lastly, its time to allow the Buyer to envision their new life in your home.  Home Staging is about “enhancing what’s already there”.  Using this tool is a great cost-effective way to prepare your home for the market.  For more information on Home Staging visit this link:  www.edmontonhomestager.ca
